In early 2003, General Contractor Dunn Building Company engaged the services of Draper & Associates to provide comprehensive scheduling and project controls for the $7 million Hyundai Training Facility, located just off I-65 in Montgomery , AL .
The 70,000 sqft facility, owned by Alabama Industrial Development Training, was built to provide training to new Hyundai Motor Manufacturing of Alabama employees. Featuring a large open training area, classrooms and office space, and a prefuction/conference area, the schedule for this facility was extremely aggressive, requiring completion in 160 days from its groundbreaking.
The construction included large site paving and utility components, drilled pier foundations, structural steel, metal wall panels and glass curtainwall skin, membrane roofing, detailed interior finishes, numerous specialties, an elevator, sprinkler system, and mechanical/ electrical systems to support basic services as well as manufacturing prototype equipment.
Draper & Associates provided both construction schedule development and construction monitoring services during all phases of the project. Due to the fast-track nature of this project, Draper & Associates conducted weekly Job Coordination Meetings. Near Term Schedules, detailed day-to-day implementation schedules derived from the Overall Project Schedule, served as the focal point of discussion during the update meetings.
Other supporting tools included the Action Item Agenda, which tracked key decisions and actions; the Trend Analysis Chart, which projected the impact of current progress on overall project completion; and the Material Status Log, which identified the status of key materials.
Through intensive management of the schedule, the facility was completed under budget, and was ready for the owner to move in and begin training operations within the required 22-week timeframe.
